What To Expect When Switching To Austin.
Moving your portfolio to a new managing agent can sound daunting. We’ve made the process simple and efficient. Here’s what happens when a landlord instructs a handover of management to Austin.
Instruction Received
Upon instruction, we will set up an Agreement of Terms & required documentation
Handover Request
We will issue an email to the current agents requesting a handover of the property and tenant history
Compliance Review & Key Collection
Our team will arrange for key collection and will review all compliance and regulatory paperwork to ensure the property is fully up to speed
Rent Review & Tenant Engagement
A welcome pack will be issued to the tenants, along with a review of all rental payments and current market value.
Property Inspection
We will visit the property for a brief visit to ensure that we have an accurate schedule of condition from the date of handover
Handover Completes
Management resumes as normal, with rent payments being made on the day they are collected.

Key Collection & Inspection
We will collect keys and visit the property to obtain a schedule of condition
Report Back to Landlord
After visiting the property we will report back to the client advising on any cosmetic or compliance works required prior marketing the property
Refurbishments & Maintenance
Our team will handle and manage any required works at the property, ensuring each detail is dealt with in full
Compliance & Safety
Prior marketing the property we will ensure that all regulatory paperwork is in place, including an EPC, CP12, EICR and any Fire Safety requirements where necessary
Marketing & Viewings
Once the property is ready to be tenanted, we will set up all the relevant marketing material, including high quality photography, descriptions, online listings and a To Let board as standard
Vetting & Letting
Viewings are conducted, prospects are vetted, and upon a successful application, we will secure the tenants deposit and begin collecting rent.
